1. Meet with your REALTOR - Your family will sit down with your chosen AMERICAN REALTOR to discuss things like your most convenient moving date, your likes and dislikes of your present home, what your future home must have and some desired features, how and how often you would like to be contacted, what will be the most convenient times for you to tour homes, when to list your current home, home inspections, earnest money appropriate for your price range, etc.
2. Meet with your Lender - We will ask you to make an appointment to consult with your mortgage lender to obtain a “pre-approval letter”.
3. Tour Homes - You will tour homes with your AMERICAN REALTOR until you find the “perfect home”. Your AMERICAN REALTOR will strategize with you on what is the best offer to present to the seller. (Time frame, possession date, appliances you want to ask for, and inspections, among other things, can all influence a seller’s decision as much as the PRICE you offer). You will be asked to write a check for earnest money.
4. Write the Offer - Once you have found that “perfect home” you will need to present the seller with a written offer to purchase. This can be an involved process! Your AMERICAN REALTOR will guide you through this process.
5. Your offer is presented to the seller - Your AMERICAN REALTOR will get a copy of your offer to purchase to the listing Realtor who will then present it to the seller for their consideration.
6. Obtain financing - Once you have an accepted offer you will need to revisit your mortgage lender to obtain a financing commitment specifically for that property.
7. Schedule Inspections - If your offer is subject to any inspections, your AMERICAN REALTOR will advise you on when to schedule them.
8. Review Inspections - You will meet with your AMERICAN REALTOR to discuss the results of any inspections and tests you requested, and to sign a response form accordingly.
9. Title Opinion Review - Once you receive your attorney’s opinion, you and your AMERICAN REALTOR will meet to review the opinion and discuss any title problems if necessary.
10. Final Walk-Through - Your AMERICAN REALTOR will schedule a final walk-through of your new home just prior to closing to make sure that there have been no major changes to the property since you made your offer.
11. Closing - On the day of closing your AMERICAN REALTOR will arrive at your lender's approximately 15 to 20 minutes after you begin the closing process to allow you time to fill out the mortgage documents privately with your lender. After you are finished, your AMERICAN REALTOR, the seller and the seller's REALTOR will join you in the closing room. Several documents and checks will be exchanged. Then you will be given the keys to your NEW HOME.
